A residential planning zone in which a specific architectural vision has been crafted, from which architectural guidelines have been established and are reinforced by the developer or community association.

Consulting Engineer
In community development the Consulting Engineer applies their scientific knowledge and ingenuity to design systems for storm water management, utilities infrastructure, roads & transportation systems and related activities while considering the limitations imposed by practicality, safety and cost.
Land Developer
In residential real estate the Land Developer is involved in one or more phases of development that results in the subdividing real estate into lots, typically for the purpose of building homes. Based on their field of expertise and business strategy Land Developers my involve themselves in one or all of the four primary stages of land development – raw land, entitlement approvals, construction/marketing, income production.
Architectural Approval
A documented process by which a builder or owner of a home or building may petition the approval authority for review and acceptance of proposed building designs and related considerations. In new home construction a Land Developer may appoint an Architectural Consultant to administer the Architectural Approval process.
Architectural Controls in Calgary
Architectural Guidelines in Calgary gained increased prominence in the 1980's in the province of Alberta. The movement was lead by Keith Construction who pioneered the development of an architectural vision into a theme and design concept for their new neighborhoods. The same could be said for the surrounding communities of Okotoks, Airdrie, Springbank, Chestermere, Langdon, Crossfield, Cochrane, Irricana, Black Diamond, Carstairs, High River, Didsbury, Olds, Nanton, Innisfail, Canmore, Three Hills, Vulcan and Banff.

Architectural Guidelines in Edmonton, like in Calgary gained increased prominence in the 1980's in the province of Alberta. Architectural Guidelines in Fort McMurray, AB developed much later in the province. The community of Eagle Ridge by Centron Residential that began at the turn of the current century represented a dramatic rise in the architectural standards in Fort McMurray.
